in 2020, Dorben Capital recognized the significant demand for luxury rental townhomes in Coconut Grove, particularly from affluent families and professionals relocating to Miami and began to acquire development sites in 2021 for permitting pursuant to its construction strategy.
Refined Build-to-Rent Strategy
The core thesis was to develop design-forward, luxury build-to-rent townhomes within walking distance of CocoWalk, the vibrant commercial and shopping heart of Coconut Grove.

By partnering with a seasoned local general contractor with 30 years’ Grove specific experience and consistently utilizing the same architectural team, permit expeditor, and subcontractors, Dorben ensured reduced risk, faster time to market, and consistent product quality.
